A typical marketing outline for a lease or sale listing might include:
• Signage - Ground mounted, wall mounted, and/or in-window signage installed as appropriate. Banners used on larger buildings as appropriate.
• Information sheet - a one page information sheet is developed for each listing, providing an overview of the property and its features and amenities. The info sheet is disseminated in both electronic and printed format.
• Electronic dissemination - to commercial brokers throughout Wisconsin through CDX - Commercial Data Exchange. Personal follow-up with brokers.
• Posting on www.equitycre.com, the Equity Commercial Real Estate, LLC homepage.
• Web posting of listing on Xceligent commercial database and other proprietary databases.
• Targeted mailings to prospective users or purchasers, targeted geographically and by type of user, with cover letter to appropriate principal, and info sheet.
• Telephone follow-up to recipients of targeted mailings, done within 2 weeks of delivery date.
• Classified and/or print advertising - the right property can lend itself to classified or print advertising as part of the overall marketing effort.
• Open Houses - if a property is not well known, conducting an open house can be effective in raising awareness of the property within the network of commercial brokers.
